The contract drives costs and timelines. Pérez
Construction provides a comprehensive contract, in English
and Spanish. There are often a number of separate up-front
costs not included in the price per square foot that is
determined by the building material selected by the client.
Our policy states that except for the costs required by
El Dorado Ranch and for architectural services, Pérez
Construction includes them in our per/square foot price.

CHANGE ORDERS
Any changes to the signed contract are made by numbered
Change Order, signed by Contractor and Client.
SOCIAL SECURITY PAYMENTS
Contract Manager will administer and provide monthly payment
receipts from bank to Client and El Dorado Ranch.
INFRASTRUCTURE
WARRANTIES
Pérez Construction provides a two-year warranty with
no charge to the client on the following:

Electrical or Plumbing Defects

Roof Leaks
-
Stucco or plaster cracks (exterior and
interior)

Cracked floor tile
-
Standard equipment defects in materials
or workmanship
Appliance warranties for manufactured items
such as kitchen appliances, hot water tanks, and mini-splits
are determined by the manufacturer and are the responsibility
of the owner. Pérez Construction will do an assessment
at no charge to identify the problem with a recommendation
for service or assistance in a minor repair.
After the 2-year warranty period, Pérez
Construction will continue to offer its services for assessing
problems and providing repairs to clients at a discounted
rate.

by stages of construction completion.

Cost Spreadsheet

A financial spreadsheet tracking ongoing
cost is provided to both Client and Contractor. All costs
from project beginning to project conclusion are listed,
including any additional costs incurred by upgrading or
design change. Revised spreadsheets are provided throughout
the project as required.

Digital photos via email are provided
to the Client at least weekly in the format of dated Construction
Reports.
At project conclusion, a financial reconciliation
spreadsheet is provided, allowing the client credits against
standard equipment. These are applied to the final payment.
